The house rules are, like all basic rules between good neighbors, based on common sense and courtesy. These rules help to maintain the property operation and appearance of this property, and with these rules and the cooperation of you and your fellow residents, we will accomplish our mutual objectives. Read the rules carefully, they are part of your lease.

1. Neither residents nor their guests may display or drink any alcoholic beverage in public areas, yards or on the porches. Neither residents nor their guest may, at any time, allow themselves to become intoxicated while on the property. Guests who violate this rule will be issued no trespassing notices through the police department.

2. Residents shall not perform or permit any illegal and or drug and or drug related activity in the house or on the premises. Any illegal activity in or on the property of Blueberry Hill Estates will be remedied by legal action and termination of the lease agreement.

3. We urge all Residents to help keep unauthorized persons off the premises. Discourage and report all door-to-door soliciting and unauthorized use of facilities.

4. Move outs must be completed prior to closing hour of the Business Office. Rent continues until keys are turned in.

5. Residents are responsible for any damage to the property or landscape by their co-residents and guests.

6. Guests-No persons will be permitted to occupy the premises for more than seven (7) consecutive days unless he or she is registered at the Business Office. The Resident under all circumstances must accompany guest, and in no event shall any such guest be allowed to occupy the premises for a period longer than fourteen (14) consecutive days. Residents assume full responsibility for the actions of their guests and agree to assume all financial responsibility for any damages to premises, furnishings or landscaping by Residents or their guests. Guest parking is allowed only where designated by Management. Management may limit the number of guests.

7. Management is not responsible for theft or damage to cars or other vehicles while on the premises.

8. Any vehicle that is not operated for more than fourteen (14) consecutive days may be towed from the premises and charged to the respective Owner.

9. Vehicle Storage Clause. No boats, trailers, house trailers, recreational vehicles, vans, trucks, and similar type of vehicles larger than one half-ton capacity shall be parked or stored in or about the premises unless otherwise authorized by the owner’s agent.

10. Residents shall not make or permit any disturbing noise in his or her house or anywhere on the premises. Resident is responsible for the actions of co-residents and guests. Radio, television, stereos, musical instruments, etc., shall not be played in any manner that will disturb other residents, with particular emphasis between the hours of 10:00 p.m. and 8:00 a.m.

11. All doors must be kept closed and properly locked during absence of Resident. The Management is not responsible for lost or missing items. We recommend that if you are locked out of your house at any time, contact the business office, and with proper identification, you will be admitted. There will be a fee of $50.00 for any after hour lockouts.

12. Report any maintenance needs to the business office, especially when delay might cause further damage. Expense of damage to plumbing and electrical apparatus, stopped up waste, drainage overflow, repairing of burned sections, and repair to windows and walls, etc. will be charged to the resident if caused by misuse. Maintenance reports must be made in writing to the BHE office.

13. No objects of any kind (other than curtains/blinds/shades) are to be placed on or affixed to the windows or doors where they are visible from the exterior of the building, nor to the outside of the house doors. Such objects include, but are not limited to; posters, flags, signs, stickers, decals and tinfoil.

14. No bicycles or motorcycles are to be stored on patios or porches, in houses, under stairways and ramps, or any other area except as designated by Management.

15. All fees and Rent must be paid in the form of a cashier’s check, money order or personal check payable to Blueberry Hill Estate. A $25.00 fee will be added for any personal check that is returned for non-sufficient funds. This occurrence will also void your privilege of writing personal checks.

16. Rent must be paid between the first and fifth day of each month. If rent is not paid by the fifth day of the month, a late fee of $25.00 will be added to the total amount of rent due for that month. All delinquent rents must be paid before the current months payment will be accepted.

17. Because we do not cover any losses to your personal possessions we strongly recommend that you purchases renters insurance!

18. Residents are to park automobiles and other motorized vehicles only in their own drive areas; two vehicles only, tagged and operable; not to display vehicles for sale; not to grease, change oil or make repairs to vehicles, except in an emergency; not to park inoperable vehicles on housing premises. If so, vehicles will be towed at occupants’ expense. Visitor parking area will be provided. There will be no parking on grass.

19. Residents will not use Blueberry Hill Estates water spigots to wash cars or other motorized vehicles.

20. Only residents and their guest whose vehicle has a handicap designation may park in the handicap parking areas.

21. While moving in or out of the building, residents are responsible for any damage to floors, doors, or walls.

22. Residents are not permitted to baby-sit or keep another persons children in their home on a regular basis.

23. Residents agree that replacement of light bulbs, regular vacuuming of carpet, picture hanging and similar housekeeping items are included as part of the resident’s responsibility of maintaining their home in a safe, decent and sanitary manner.

24. Residents agree to check the smoke detectors on a regular weekly basis. To do so, press and hold the tester button for five seconds or until the alarm sounds. If the alarm doesn’t sound within five seconds, please report the malfunction to the office so the unit can be checked and replaced as soon as possible.

25. All household trash must be hauled to the local dumpster sites. Please do this in a timely manor to avoid unsanitary conditions inside the homes. No trash is to be left on porches (this includes furniture).

26. Do not use stick-on type hangers when hanging pictures. Use only the following; bull nose hangers, paneling nails, or #4 finishing nails. Residents must obtain management approval prior to hanging items weighing over 10 pounds.

27. There will be no kerosene heaters used at Blueberry Hill Estates.

28. All units at Blueberry Hill Estates are exterminated on a regular basis. The extermination takes place on the second Tuesday of each month and you must allow the exterminator to come into your home to spray. If you are not at home, be aware that he will be given a Master Key to enter for spraying.

29. There will be no hanging clothes or rugs on porches. Clotheslines will be provided at back of each house.

30. Residents of Blueberry Hill Estates will be responsible for mowing their own yards. We prefer that yard be mowed on Thursdays. If yards are left unmowed, the grounds keeper will mow the yard and the tenants will be billed $50.00 for the mowing. Resident owned lawn mowers/weed eaters are to be stored under the house or in an area defined by management. No gasoline or other mower fuel is to be stored on porches or sidewalks.

31. Residents are encouraged to have neatly planted flowers and display hanging baskets. All shrubs and plantings are the responsibility of the resident and must be kept in an orderly manor.

32. There will be no trash, junk, toys, car parts, etc. in yards or on porches. There will be a $10.00 fine per occurrence and the conditions will be rechecked in 24 hours, if they haven’t been corrected, another $10.00 fine will be added.

33. Management has supplied your stove and refrigerator and will not store resident owned stoves and refrigerators nor allow their storage in the house. However, small resident owned freezers would be permitted. When moving in your washer/dryer and freezer, please place heavy cardboard on the floor to protect it from scratches and tears.

34. Door locks are not to be changed by the residents. If you wish for the locks to be changed on your house, it must be done through the BHE approved contractor and the costs incurred by this will be the responsibility of the tenant.

35. If the residents install blinds or shades and the family moves from the unit, resident will be responsible for filling/sealing the holes back to the original state.

36. There are to be no dogs or cats at Blueberry Hill Estates. We encourage residents to report stray animals to the following number 276-386-6521.

37. A 30 Day notice must be turned into the Business Office prior to move out. Failure to do so will result in paying an additional months rent.

38. Upon signing a Blueberry Hill Estates lease agreement, tenants must contact American Electric Power at (800) 956-4237 to setup their own personal account. If the tenant fails to do so the Business Office will send a bill in the amount of the electric with an additional processing fee of $25.00.

39. If you choose to receive mail at the mail boxes located in Blueberry on Jack Rival Way you must contact the Dungannon Post Office at (276) 467-2230.

40. You must provide the Business Office with a correct mailing address and phone number (Either your own phone number or a message phone number)

41. Failure to fulfill obligations-You are hereby notified that a negative credit report reflecting on your credit record may be submitted in the future to a credit reporting agency if you fail to fulfill the terms of your rental /credit obligations or if you default in those obligations in any way. This is the only notice you will receive in this regard.

42. If you find anyone violating any of the above house rules, please notify the Blueberry Hill Estates Management as soon as possible.
